Where can I find investment properties to analyze?

Investors find properties through public marketplaces, brokers, auctions, direct outreach, local relationships, and private networks. Public does not automatically mean bad, and off-market does not automatically mean better. The important step is evaluating the income, expenses, financing, assumptions, and price consistently around your goal.

Does PriceDNA factor in property characteristics like age, condition, year built, size, or lot size?

Not as separate automatic pricing fields. PriceDNA does not have individual inputs for property age, year built, property class, condition, building size, square footage, lot size, finishes, or similar physical characteristics. Reflect those facts through the financial assumptions they affect — especially achievable rent, repairs, make-ready, reserves, insurance, maintenance, taxes, financing, and management. Number of units is a direct input because it changes rent and unit-level math.

How do I read a PriceDNA report?

Start with the PriceDNA Estimate™ and its gap from the asking price, then read the deal metrics and assumptions that produced it. Use Market Pulse, the PriceDNA Location Score™, Neighborhood, Location Scan, and the Projected ROI path as supporting context rather than as substitutes for the deal math.

What can I do with a PriceDNA report?

Each report has an actions toolbar at the top right. Use it to edit the report, export it to Excel, download it as a PDF, delete it, or create and copy a share link. PDF export works one report at a time. From the Reports list, Excel export can include one or more selected reports. PriceDNA does not email reports or invite named collaborators directly, but you can attach the downloaded PDF to an email or email the share link. Unshare turns off the report's link for everyone who used it.

What exactly is the PriceDNA Estimate™?

The PriceDNA Estimate is the goal-convergent price for a specific property and a specific goal — the price at which the deal still meets your target. Change the goal or assumptions and the estimate can move with them.

Why does my estimate look conservative?

By default, PriceDNA models toward the conservative end — including real-world costs such as closing costs, vacancy, repairs, reserves, insurance, management, and make-ready. Update the assumptions when you have reliable property-specific information, not simply to force the estimate closer to the asking price.

Why is the PriceDNA Estimate™ different from the asking price?

The asking price is the seller's market-facing number. The PriceDNA Estimate™ is the goal-convergent price supported by your selected goal and the current income, expense, and financing assumptions, so the two prices can differ even when both are calculated or presented correctly.

How local is the analysis?

PriceDNA resolves the property's local context to the census tract where possible. Its Hybrid Spatial Resolution Index combines data published at different geographic levels, while documented fallbacks use broader reliable geography when a finer local value is unavailable.

Where does PriceDNA's data come from?

PriceDNA combines the property inputs you provide with local market and public data resolved to the tract level where possible. The analysis uses your property-specific assumptions, while public data provides local context rather than only a city-wide average.

Does PriceDNA offer refunds?

No. PriceDNA has a Free plan so you can try the product before upgrading. Paid plan purchases are non-refundable. You can cancel your plan from Settings → Billing to stop future renewals.

How is billing handled?

Billing is monthly or annually, whichever you pick at checkout. Annual saves up to about 20%. Payments run through Stripe, applicable tax is added at checkout, and you can cancel anytime; access continues through the paid period.

Is PriceDNA free to use?

Yes. The Free plan gives you 5 analyses a month, no credit card required. Paid plans increase your monthly analysis volume — the difference is volume, not features.

What happens if I hit my monthly limit?

Your analyses reset at the start of each monthly cycle. If you need more before then, move up a tier; higher-volume access applies right away when the plan change increases your limit.

What's the difference between plans?

Plans differ by monthly analysis volume, not calculation quality. Every plan includes the same core analysis and report capabilities. Use the Pricing page for current prices, billing options, and included analysis allowances.

Which plan is right for me?

Choose based on volume. If you are casually looking, the Free plan may be enough with 5 analyses per month. If you are actively hunting for deals, move to a paid plan so you have more monthly analysis volume. You can upgrade when you need more room and manage plan changes from Settings → Billing.

Account & billing 4

How do I change my email or password?

Open Settings → Security to change your email or password. Some changes may require you to verify your identity first to protect your account.

How do I change or cancel my plan?

Go to Settings → Billing and choose Manage plan. A move to a strictly higher tier can apply immediately unless it changes annual billing to monthly. Downgrades, cancellations, same-tier billing changes, and all annual-to-monthly changes are scheduled for the end of the current paid period.

How do I delete my account?

Delete your account from Settings → Security. Deletion is permanent and cannot be restored by you or by PriceDNA, so export anything you want to keep first.
